Danish architect builds sustainable tiny house as one of the few buyers in new eco-district

Only six of 28 tiny house plots offered by Vejle Municipality in western Denmark have been sold, with architect Hans Ladegaard becoming the first to begin construction in the new sustainable housing area, reports DR.

Ladegaard’s 50-square-metre home is being built on a foundation of fieldstones sourced from a nearby plot, topped with locally harvested timber. “We’ve laid the stones almost like a Viking settlement,” he said. “It creates a solid base to build on—both literally and as a concept for sustainable living.”

The project, located in Vejle’s Ny Rosborg district, allows homes no larger than 50 square metres on plots ranging from 300 to 400 square metres. Prices start at 345,000 DKK (approx. 46,000 EUR). While only six plots have sold since their release over a year ago, municipal planner Mette Holm Pedersen remains optimistic. “The first wave consists of people who know exactly what they want,” she said. “But interest will grow once others see the finished homes and can ask residents about costs and experiences.”

Ladegaard, an architect with over 20 years of experience, purchased the plot to experiment with alternative building methods. “We’re using primarily reusable materials for a more classic approach,” he explained. Though unsure whether he or his children will ultimately occupy the home, he hopes the project will inspire others. “Everything new takes time—especially in Jutland,” he noted. “If this were within 100 kilometres of Copenhagen, all plots would’ve sold in an hour. Here, people are a bit more cautious.”

The municipality developed the tiny house initiative after receiving requests from residents seeking to build small, nature-adjacent homes. Current regulations had no provisions for such projects, prompting the creation of the dedicated Ny Rosborg site.
