Real estate sales surge for luxury homes in Finland as buyers seek refuge from extreme temperatures

In Finland, real estate agents sold 52 single-family homes priced over €1 million last year, a significant increase from just 22 homes sold in 2014. The trend continues strongly this year, with nearly 50 million-euro sales recorded by mid-October. Tuomas Viljamaa, CEO of the Finnish Real Estate Federation, attributes the rise in transactions to higher living standards, increasing property prices, and the end of the era of zero interest rates.

The peak year for luxury home sales was 2021 during the pandemic, with 128 homes selling for over €1 million. Many sought larger living spaces due to remote work mandates. The rise in prices is also linked to modern home technologies and enhanced heating solutions.

Most high-value homes are located in Uusimaa, where living costs are notably high, followed by regions like Tampere and Turku. Only a few properties are sold outside of Uusimaa.

One of the country’s most expensive homes is currently for sale in Hollola, Päijät-Häme. Villa Anna, listed at €5.5 million, features a 630-square meter main house, a guest house, and other outbuildings on a nearly seven-hectare plot. Owned by Ukrainian artist Anna Demina, who purchased the property in 2010, it has undergone significant renovations costing millions. Demina expresses sadness at having to sell, as plans for her family to move to Finland were disrupted first by COVID-19 and then by the war in Ukraine.

Sales manager Kimmo Väliniemi from Roof Group emphasizes the need for proactive selling strategies in luxury real estate, suggesting that potential buyers may come from Central or Southern Europe seeking refuge from extreme heatwaves and looking for safer environments. Despite the overall housing market being quiet, the demand for luxury homes remains vibrant in Finland.
