Severe construction faults force demolition of 172 Fælledby homes

Two newly built apartment buildings in Fælledby on Amager Fælled will be demolished after an investigation found serious and extensive construction defects, DR reports.

All affected buyers and tenants have been informed and will be offered compensation, Fælledby said in a press release.

The decision follows a technical investigation by engineering company Sweco, commissioned after the buildings’ main contractor, Scandi Byg, went bankrupt in 2025.

The investigation found that the buildings were not constructed in accordance with the approved building project. It also identified significant defects and shortcomings so serious that the technical experts questioned whether the buildings could be made legal at all.

The buildings have been assessed as total losses, making demolition necessary.

“The buildings in no way meet what we agreed with the former main contractor, and the project has extensive construction damage and serious faults. It would not be responsible to use the buildings or allow residents to move in,” said Henrik Steenstrup, chairman of Fælledby’s board.

“That is why we have made the necessary decision to demolish the buildings.”

The two buildings contain 172 owner-occupied and rental homes. Fælledby has contacted all affected owners and tenants with offers of compensation.

Fælledby will consist of 20 apartment developments with more than 2,000 homes. Scandi Byg was not involved in any other developments in the district. The wider Fælledby project is expected to be completed in 2032, and the schedule for the other buildings remains unchanged.

“Our mission has not changed, and we are ready to take this difficult but necessary decision,” Steenstrup said. “Our other developments are progressing as planned.”
