Vantaa parish federation appeals land lease dispute to Finland’s Supreme Court

The Vantaa Parish Federation will seek leave to appeal a ruling on land lease fees in Helsinki’s Lehtisaari district, arguing the case raises fundamental questions about property rights, reports Yle Uutiset.

The federation claims the Helsinki Court of Appeal’s March decision—ordering a 40 percent reduction in lease fees—unjustly restricts landowners’ ability to benefit from rising property values. The ruling has already been cited by other Helsinki municipal lessees in their own disputes.

At issue are long-term leases for ten residential co-operatives on parish-owned land in Lehtisaari. The federation argues that decades-old agreements, some dating to the 1960s, lacked even inflation adjustments, leaving rents artificially low. It now seeks a Supreme Court precedent to standardise lease pricing practices nationwide.

The case follows conflicting lower-court rulings: while a district court had deemed the proposed rent increase reasonable, the appeals court overturned that decision.
