Eden Spa Hotel in Nallikari remains vacant as future plans remain uncertain
The Eden Spa Hotel, located in Nallikari, Oulu, has remained vacant for nearly three years while its future is still uncertain. According to Capman Real Estate, the property’s owner, the intention is to continue its previous operations and find a hotel operator to manage the facility. Given its three years of inactivity, questions are being raised about whether Capman is considering alternative uses for the building or the land it sits on. Potential options could include renovating the rooms for residential use or vacation rentals. The most drastic option would involve demolishing the spa hotel and rebuilding on the city-leased plot.
Juhani Erke, the director responsible for Nordic property development at Capman, stated that these alternatives have not been contemplated, even though the excess building rights in the area have attracted some interest from potential tenants. “Demolition and rebuilding have not been considered, and repurposing the rooms has not been discussed either. While residential and other new developments have been considered at some level, the current zoning does not allow it,” Erke remarked.
The Oulu city planning department confirmed that over 5,000 square meters of building rights remain on the Eden site, but these are strictly limited to accommodations and restaurant facilities serving the spa, prohibiting residential construction. The current lease for the land will expire in 2040.
Additionally, Capman manages a nearby plot with a building right of 7,500 square meters, which has also attracted interest from some potential tenants, although it is designated for tourism-related structures.
Capman has not set a deadline for discussions with potential hotel operators, and while negotiations continue, it appears interest has not yet translated into agreements. The building still fits its initial purpose but requires significant renovations, which were estimated last year to exceed 10 million euros. Minor maintenance work has been carried out over the past two years to keep the facility in readiness for future plans.
