Fælledby refuses to negotiate compensation for homes facing demolition

Fælledby will meet owners and tenants on Monday evening after offering varying compensation for 172 homes that are set to be demolished because of serious construction defects, DR reports.

Two examples show owners of brand-new apartments in Fælledby, a housing development on Amager Fælled, being offered 500,000 and 750,000 Danish kroner respectively in addition to the purchase price.

The apartments are almost identical and were bought within the same month. Residents are highly dissatisfied with the compensation offers.

Henrik Steenstrup, chairman of the Fælledby board, said the offers were based on independent assessments by two estate agencies and were not open to negotiation.

“We have been advised to use this method, and we have presented the result to the owners and tenants. As a starting point, this is what they are being offered,” Steenstrup said.

The assessments were made for each home, taking into account when it was purchased and the general rise in property prices in the area.

Steenstrup acknowledged that the assessments involved an element of judgment, but said the board had to trust that the estate agents had reached a reasonably accurate result based on their expertise and experience.

He said Monday’s meeting would give the board an opportunity to explain how the compensation had been calculated and to meet the owners and tenants in person.

Fælledby currently cannot say when the homes will be demolished or whether new homes will be built in their place. The meeting will take place at Fælledby from 6pm to 8pm.
