Finnish summer cottage sales rise as prices fall

Summer cottage sales in Finland increased by 17 percent in the first five months of the year, with 783 waterfront properties changing hands, according to the National Land Survey of Finland.
Prices, however, dropped by 6 percent, bringing the national median to €90,000—returning to 2023 levels. The steepest decline was in Kymenlaakso, where prices fell 34.5 percent to a median of €85,000.
South Savo saw the highest number of transactions, while the most expensive cottages were in Uusimaa, with a median price of €185,000. Prices rose in some regions, including Päijät-Häme and South Ostrobothnia, where the median increased by €10,000. South Ostrobothnia also recorded the largest percentage gain, up 12.5 percent, though only 18 sales were recorded there in early 2026.
The data covers only completed sales of waterfront recreational properties on their own plots, excluding asking prices or seller details. Regional differences remain stark, with factors like road access, electricity, and running water influencing prices.
At the municipal level, the highest median prices were in Raasepori (€240,000), Kustavi (€212,000), and Heinola (€207,000).
