AGF secures lease deal for Aarhus’s new billion-kroner stadium

After prolonged negotiations, Danish Superliga club AGF has reached a lease agreement with Aarhus Municipality for the city’s newly built stadium, set to open in March 2027, state broadcaster DR reports.

Under the deal, AGF will pay an annual rent of 15 million kroner (€2 million) before deductions—reduced to an effective 11.8 million kroner (€1.6 million) after accounting for services the club provides, such as rental of large screens and pitch maintenance. The agreement grants AGF exclusive use of the 1.1-billion-kroner (€148 million) venue for 19 days per year, including 18 potential matchdays and one event day, with options to lease additional dates. The club also retains year-round access to all VIP areas and facilities.

Aarhus Municipality will control the stadium for 31 days annually, reserving it for national team matches and other events.

AGF CEO Jacob Nielsen acknowledged the financial strain of the deal, calling the 15 million kroner annual rent “by far the highest for a municipal stadium in Denmark.” He noted the municipality’s requirement that AGF alone operate the venue—a unique arrangement in Danish football that imposes higher costs compared to rival clubs sharing municipal facilities.

Aarhus Mayor Anders Winnerskjold (Social Democrats) expressed satisfaction with the terms but cautioned that final approval rests with the city council on June 17 and the national Board of Appeal. The municipality engaged external legal advisors to ensure compliance with market-rate regulations, following the Board’s 2022 rejection of a prior 7.3-million-kroner (€1 million) annual lease as non-compliant.

“Nothing is set in stone, but we’re in a stronger position than last time,” Winnerskjold said, adding that determining fair market value for stadium leases posed a significant challenge.
